Two very different asset classes
Residential property — flats, houses and builder floors — is bought mainly to live in or to rent to households. Commercial property — offices, shops, showrooms and warehouses — is rented to businesses. Both can be good investments, but they behave very differently.
Rental yield and income
Commercial property often offers a higher gross rental yield than residential property in the same city, because businesses pay rent from their revenues and leases usually include annual escalation. Residential yields tend to be lower but demand is broader.

Yields vary widely by location and property, so treat any rule of thumb as a starting point rather than a promise.
Risk and vacancy
Residential homes generally find new tenants faster because the pool of potential tenants is larger. A commercial unit may stay vacant for months if the local market is weak, but a good tenant on a long lease can provide stable income for years.
Management and costs
Commercial tenants often handle their own interiors and maintenance within the unit. Residential owners typically bear more upkeep and furnishing costs. Consider property tax, maintenance charges, insurance and periods of vacancy when calculating returns.
Which is right for you?
If you are a first-time investor with a moderate budget, a well-located residential property is usually simpler to buy, finance and rent. If you have a larger budget, a longer investment horizon and can manage vacancy risk, commercial property can offer stronger income.
