Plan for stamp duty and registration charges (which vary by state and sometimes by the buyer's gender), legal fees, home loan processing fees, GST for under-construction property, society transfer charges and interiors. As a rough rule, keep 8–12% of the property price aside for these costs.

Ready-to-move homes let you see exactly what you are buying and avoid delays and GST. Under-construction homes can cost less and offer newer amenities but carry delivery risk. The right choice depends on your timeline and risk appetite.
